Once a commercial interior is designed, someone has to price it, run the trades and hand over the space. For most offices, shops, clinics and venues in Melbourne that is a commercial fitout builder working from the designer's drawings.
This directory lists 13 builders with a Melbourne office whose own websites show commercial interior fitout work. Several also show projects built to outside designers' drawings. Treat it as a starting point for a tender list, not a recommendation.
FORJ publishes this directory. FORJ is an interior design studio, not a builder, so it is not listed. The builders are in alphabetical order, none has paid to appear, and each entry is based on the builder's own website as checked in October 2026. Confirm registration and current capability before you appoint anyone. One disclosure: Sam Fossati, who leads FORJ's interior design, was Design Manager at Canopy Fitouts until early 2025, and Canopy built the relevant experience projects shown on this site. Its entry is marked ‡.
Check the registration before anything else
Commercial building work in Victoria is regulated by the Building and Plumbing Commission. Its commercial builder classes include one limited to non-structural fit-out. That class covers the internal fitout of new or existing commercial buildings where the work needs a building permit. Structural fit-out has its own class.
The practitioner search shows a builder's registration class and any conditions. The Commission's own advice is worth repeating: "Do not rely only on advertising, business cards, quotes or what someone tells you."
Construct-only or design and construct?
The Victorian Government's procurement guidance puts the difference simply. Under construct-only, the client's team is responsible for the design and the contractor builds to it. Under design and construct, one contractor does both.
Several of the builders below say they can work either way. Others don't say, so ask. Before FORJ, I was Design Manager at a design and construct builder, so I have seen both routes from the inside: the difference shows up most when prices come in and someone has to decide what changes. If you would rather appoint one business for design and construction, our directory of commercial interior design and fitout companies lists design and construct firms alongside fitout contractors.
What I would ask before adding a builder to the tender list
- Have you built this kind of space, at this size, in the last two years? Can we see it?
- Who will be the site manager, and can we meet them before we sign?
- Will you price a lump sum against the drawings, with provisional sums listed separately?
- What do you need from the designer before you can price properly?
- How do you handle after-hours and noisy work in an occupied building?
- Which trades are your own people and which are subcontracted?
- Can we speak to a recent client, and to the designer on that job?
The last question tells me the most. A builder who works well with designers will offer that reference without hesitation, and the designer will tell you how clarifications and substitutions were handled once the job started.

Where FORJ fits
FORJ designs commercial interiors and prepares the design intent drawings a builder prices from. If you already have a builder, we work with them. If you need one, we can introduce builders from our network based on the project, location and budget. See commercial interior design in Melbourne.
